GENERAL EVENT GUIDELINES

  • First and foremost, please be respectful and patient. We understand that this type of event can often come with a lot of pressure. Remember that we are working to ensure this event is as orderly and fair as possible and that we truly care about your experience. If you have an issue during the event please talk to one of our team members and we will address the situation to the best of our ability.

  • One line number will be handed out per person or married couple. Your number corresponds with your place in line ONLY. This number does not guarantee the order in which units are reserved once inside the sales center. Please come as prepared as possible with a unit/s in mind.   • No cutting in line. No holding spots in line. No selling your place in line or swapping places in line. If you violate this rule, you will be asked to go to the back of the line or leave the event. Upon sign-in, your place and number in line will be recorded with your name. IDs will be checked.

  • If you are working with a broker, they need to either be present at the event or be registered as your broker online via the register button on this website.

  • Only 1 individual or married couple per sales person inside the Sales Center allowed at a time. If you need more time to choose a unit to reserve, you will be asked to step to the side while you review your options and another patron will be allowed to work with the sales agent. When the next available sales agent is open, you will then have the opportunity to pick and reserve a unit.


RESERVATION GUIDELINES

  • You may reserve more than 1 unit per condominium project however you are only allowed to reserve 1 unit in first position per condominium project. You will be required to put down a fully-refundable reservation fee of $5,000, sign a reservation agreement and open an escrow account for each reserved unit. You will only be allowed to transfer 1 reservation agreement per condominium project into a purchase and sale contract.

  • You will not be allowed to sell your reservation or swap reservations once they are in place.

  • There can only be 1 first position, 1 second position and 1 third position for each designated unit.

  • All reservation holders are required to be pre-qualified with our preferred lender, Brandon Ehrlich with HomeStreet Bank, within 7 days of reserving a unit. If you do not get pre-qualified with HomeStreet Bank within this time frame, you will lose your reservation. Please note that you are not required to ultimately pursue a loan with HomeStreet Bank.

  • If you are a cash buyer, you will not be required to get pre-qualified with HomeStreet Bank but will be required to sign in with the HomeStreet Bank team at the reservation event and send in proof of funds within 7 days.

  • You may pay your $5,000 reservation fee/s via personal check, cashier’s check or bank wire. The escrow team will not accept ACH bank wires (electronic checks).

  • If you choose to wire your reservation funds, escrow must receive your wired funds within 3 business days of reserving your unit/s. If escrow does not receive your wire within this timeframe, you will lose your reservation. You will be required to sign an agreement stating that you understand and agree to this timeline for wiring your reservation fee/s.


BROKER EVENT GUIDELINES

  • If you are working with a buyer, you as a broker are required to either be present with you client at the reservation event or be registered as your client’s broker or as a broker online via the register button on this website. Please make sure the sales team is aware of which clients you are representing at the reservation event if you will not be present.

  • No outside brokers are allowed to “work” the line. You are permitted to assist your clients ONLY. If you as a broker have multiple clients at the event, you will need to wait in line with whichever client is furthest first. When you are finished assisting said client, you shall return to the line where your next client is waiting.

  • You are only allowed to assist one client at a time and visit the sales center with only one client at a time.

  • You are allowed to represent a buyer who is unable to attend the reservation event. You as the broker will need to be present at the event and bring your buyer’s payment, a copy of their identification, and their signature on the Reservation Agreement.   • In order to represent a buyer who is not present, they will need to be registered online via this website before the event begins.
